PLEASE TAKE NOTICE that on the 9th day of July 2026, at 6:00 PM, prevailing time, at the Middle Township Municipal Building, located at Boyd and Mechanic Streets, Cape May Court House, NJ 08210, the Middle Township Zoning Board of Adjustment will hold a hearing on the application for development of the undersigned. Applicant seeks all required approvals and relief so as to permit the demolition and removal of the existing single home on the pre-existing undersized lot and to construct thereon a new single family home which will comply with all construction code requirements including flood elevation at the subject premises noted above.
Specifically, the following variances and approvals are sought:
– Technical variances from Section 250-406.E. for pre-existing conditions that cannot be changed:
o Existing lot area of 3,562.58sf where 3.5 acres is required.
o Existing lot frontage of 69.97′ where 150′ is required.
o Existing lot width of 69.97′ where 150′ is required.
– Bulk Variances from Section 250-406.E. for proposed conditions:
o Building coverage of 32.4% where 3% is permitted.
o Impervious Coverage of 50.9% where 8% is permitted.
o Front Yard Setback of 6.17′ where 50′ is required.
o Rear Yard Setback of 10.03′ where 50′ is required.
o Side Yard Setback total of 10.34′ and single of 5.17′ where 50′ total and 25′ single are required.
Applicant requests any and all other variances, waivers or approvals deemed necessary by the Board.
A copy of the said application and accompanying documents will be on file with the Secretary of the Middle Township Zoning Board/Zoning Officer and may be inspected, during normal business hours, in the Middle Township Zoning Office, Middle Township Municipal Building, Boyd and Mechanic Streets, Cape May Court House, New Jersey, by all interested parties at least ten (10) days prior to the said hearing. Further, any interested party may appear in person or by attorney at said hearing and participate therein in accordance with the rules of the Middle Township Zoning Board. This notice is sent pursuant to the requirements of the Municipal Land Use Law.
