CITY OF CAPE MAY
You are hereby notified that Madison’s Bakery, by and through its owners, Joseph & Carole McCarraher, tenants in real property identified as #701 & #703 Beach Avenue, Cape May, New Jersey 08204, have applied to the City of Cape May Planning Board for a waiver of preliminary and final site plan review and variance relief, pursuant to N.J.S.A. 40:55D-70(c)(2), in order to alter and expand the existing bakery from its existing space in Unit #701 into both Unit #701 and neighboring Unit #703. All improvements are proposed within the interior of the building, but the Applicant is also seeking approval of the existing outdoor seating area that is shown on the plans submitted with this application. The Property is identified as Block 1062, Lot 6, on the Official Tax Map of the City of Cape May, New Jersey. The Property is located in the C-2 Beach Business Zoning District and variance relief is being sought from the following sections of the City of Cape May’s Land Development/Zoning Ordinance: Chapter 525-48(H)(2)(b) related to maximum permitted signage area where 20 sq. ft. of signage is permitted and Applicant seeks 58.47 sq. ft. of signage, along with approvals to continue the use of the pre-existing mural on the side of the building that measures approximately 200 sq. ft. in size. Applicant also seeks variance relief from the requirements of Chapter 525-49(C)(4) related to minimum required off-street parking spaces. Applicant further requests the following checklist waivers through this application: 1) submission of metes and bounds description of parcel; 2) submission of plans and elevations of building; 3) submission of key map; 4) submission of topography of existing and proposed conditions; 5) submission of existing and proposed first floor building elevations; 6) submission of plans and profiles of proposed utility layouts; 7) submission of design calculations for proposed drainage facilities; 8) submission of location and description of existing or proposed monuments; 9) submission of landscaping plan; and 10) submission of survey and survey affidavit.

Applicant further requests any, and all, other approvals, waivers, variances, or other forms of relief that the Board and/or its professionals deem applicable and necessary in order to secure approval of this application.

The City of Cape May Planning Board on Tuesday, August 25, 2026, will hold a public hearing on this application at 6:00 p.m. in the City Hall Auditorium, located at 643 Washington Street, Cape May, New Jersey 08204. All documents pertaining to this application are on file with the Planning Board Secretary and are available for public review during regular working hours (M-F 7:30 am – 3:30 pm). Any interested party may appear at said hearing and participate therein in accordance with the rules of the City of Cape May Planning Board.
