CITY OF WILDWOOD PLANNING/ZONING BOARD
NOTICE OF APPLICATION
PLEASE TAKE NOTICE that Sear Burger, LLC, a NJ Limited Liability Company (hereinafter the “Applicant”) has applied to the Planning and Zoning Board of Adjustment of the City of Wildwood, Cape May County, New Jersey (hereinafter the “Board”) seeking minor site plan approval as well as variance relief relating to the property known as 3801 New Jersey Avenue, Wildwood, New Jersey 08260 (Block 155, Lot 16.02). The subject property is located in the General Commercial Zoning District (“GC”). The Applicant is requesting minor site plan approval from the Board in order to develop the subject property by renovating the ground floor commercial space for use as a dine-in and take-out food establishment while maintaining the existing single-family residential dwelling unit on the second floor above the commercial space. The scope of the proposed development contemplates mostly interior renovations necessary to accommodate the operational needs for the proposed commercial use, though limited exterior improvements are proposed to permit an outdoor dining area, to construct a roof-like structure above the outdoor dining space, to construct a bathroom for patrons’ use, and installation of a fenced in space for storage and a covered trash enclosure. The Applicant is also seeking variance relief pursuant to N.J.S.A. 40:55D-70(c)(1) and (2) and Chapter 17, Sections 411, 413 and 608 of the City of Wildwood Zoning Ordinances pertaining to minimum side yard setback, minimum number of parking spaces, minimum number of commercial loading spaces, and mechanical equipment screening, as well as technical variances for preexisting nonconformities existing at the subject property including minimum lot area, minimum lot frontage/width, minimum lot depth, minimum rear yard setback, minimum roof pitch, minimum residential living space, and minimum contiguous raised curb with landscaping. Applicant further requests a waiver from the requirement to submit an environmental impact statement, lighting plan, landscaping plan, and utility plan related to this proposed development. Applicant also requests any and all additional variances, approvals and/or waivers that the Board may deem necessary at the time of the hearing on this application.
PLEASE TAKE FURTHER NOTICE that a Public Hearing will be held before the Planning/Zoning Board on this Application on Monday, August 10, 2026, at 6:00 PM in the Commissioners’ Meeting Room located on the second floor of City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey. If you have any comments regarding this Application, you have the right to attend the meeting and be heard. At least ten (10) days prior to the aforesaid date, the Application, as well as all supporting plans and documents, will be on file in the office of the Board Secretary at City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey and available for inspection during normal working hours on any weekday. This Notice is given pursuant to the provisions of N.J.S.A. 40:55D-1, et seq.
