PUBLIC NOTICE

Please take notice:

That the undersigned has applied to: The Planning Board of the City of North Wildwood for Variance relief in order to remove the existing non-conforming single-family home and construct on the lot a new less non-conforming single-family home. As a result, variance relief is requested from the following ordinance requirements:
Section 276-34.B.(9)(d) – No construction on existing lot of less than 30′ wide w/out variance.
Section 276-16.F. – Existing Lot Area of 2,200sf where 4,000sf required.
Section 276-16.F. – Existing Lot Frontage & Width of 25′ where 40′ required.
Section 276-16.F. – Front Yard Set Back on 12th Ave of 1′-2″ where 10′ required.
Section 276-16.F. – Side Yard Setback of 4′-2″ where 6′ required.
Section 276-7 – Maximum of hardscaping of 83% where 50% permitted and no landscaping provided.
Section 276-34.B.9.c.3 – Maximum building height of 24′ where 30.08′ is permitted “d” 6 Use/Height variance
Section 276-35C – Maximum curb cut width of 22′ where 20′ is permitted.

Applicant requests any and all other variances, approvals or waivers deemed necessary by the board, on the premises at: 1113 Hoffman Canal, Block: 121.02, Lot: 1. A public hearing has been scheduled for: June 17, 2026, at 6:30 p.m., in Council Chambers of City Hall, 901 Atlantic Avenue, at which time you may appear either in person, or by agent or attorney and present any objections which you may have to this plan. Maps and documents, if any, relating to this application, will be available for public inspection at least ten (10) days prior to the hearing in the office of the Secretary of the Board, 901 Atlantic Avenue, during regular business hours.

This notice is sent to you by the appellant/applicant by order of the North Wildwood Planning Board in compliance with N.J.S.A. 40:55D-1, et seq.
