NOTICE OF PUBLIC HEARING
Dennis Township Consolidated Land Use Board
County of Cape May, State of New Jersey

PLEASE TAKE NOTICE that Public Safety Towers, LLC (“PST” or “Applicant”) filed an application before the Dennis Township Consolidated Land Use Board (“Board”) for a use variance pursuant to NJSA 40:55D-70(d)(1), a height variance pursuant to NJSA 40:55D-70(d)(6), a lot coverage variance pursuant to NJSA 40:55D-70(c), as well as preliminary and final major site plan approval for property located at 2545 Rte. 9, Ocean View, Dennis Township, Cape May County, NJ and is designated on the tax maps as Block 245, Lot 46 (the “Property”). The property is located in the OVCC Zone. PST is seeking permission to install a 120 ft. monopole (disguised as a faux pine tree with branches up to 125 ft.) with the placement of Verizon Wireless antennas near the top of the pole at a maximum height of 120 ft. PST/ Verizon will also place related equipment/ generator at the base of the pole inside a proposed fenced compound (collectively, the “Project”).

The Applicant is seeking the following variances, approvals and waivers for the Project:

o Use variance
o Height variance
o Lot coverage variance
o To the extent required, variance relief from the municipal ownership, landscaping and tower height requirements in Dennis Township’s wireless ordinance
o Preliminary and final major site plan approval

TAKE FURTHER NOTICE that the Applicant shall also seek such approvals, waivers and variances from the requirements of the Zoning Ordinance as may be deemed necessary or required by Dennis Township Consolidated Land Use Board at the hearing in this matter.

TAKE FURTHER NOTICE that the Dennis Township Consolidated Land Use Board will meet virtually online via Zoom at 7:00 p.m. prevailing time, on Thursday, May 28, 2026. There will be no in-person attendance by the Applicant, the Board or the Public for this meeting. During the Board Meeting opportunity will be given to all those in interest to be heard and at which time the Board may approve, modify or deny the application. Any interested party may appear at the aforesaid hearing, either virtually, or by their attorney, and be given the opportunity to be heard with respect to the aforesaid application.

TAKE FURTHER NOTICE that there are several options for the public to attend this meeting and interact if need be:

TAKE FURTHER NOTICE that copies of the application, plans and documents relating to this application are on file with the Board and shall be available at least ten (10) days prior to the meeting date for inspection. The documents shall be posted for the public to view on the Dennis Township Consolidated Land Use Board webpage located at https://dennistwp.org/consolidated-land-use/ . Any members of the public experiencing difficulties accessing the information online can reach out to the Board Secretary at (609) 861-9700 ext. 229 to arrange for a review of the hard copy of the plans and application materials.
