LEGAL NOTICE


PLEASE TAKE NOTICE that the undersigned, Jason R. Brehouse and MaryBridget Brehouse (collectively, the “Applicant”) have made application to the City of North Wildwood Planning Board (the “Board”) for a property commonly known as 1110 New York Avenue, North Wildwood, New Jersey 08260, and more specifically designated as Lot 20 in Block 147 (the “Property”) on the Tax and Assessment Map of the City of North Wildwood, Cape May County, New Jersey, in order to demolish the existing single-family dwelling and construct a new single-family dwelling and private swimming pool at the corner Property (the “Project”). The Property is located in the R-2 zoning district. The Applicant is seeking the following:


1. Site plan approval, if required, pursuant to the Land Use Development Ordinance of the City of North Wildwood as well as the Municipal Land Use Law pursuant to N.J.S.A. 40:55D-46 and N.J.S.A. 40:55D-50;

2. Variance relief from the Land Use Development Ordinance of the City of North Wildwood and the Municipal Land Use Law pursuant to N.J.S.A. 40:55D-70(c) as follows:

a. Building height, where 36 feet above base flood elevation is permitted, and 39 feet 6 inches above base flood elevation is proposed;
b. Front yard setback, where a minimum of 10 feet is required, and 10 feet on New York Avenue is proposed and 6 feet on 12th Avenue is proposed.

3. Any other bulk, dimensional and accessory variance relief or exceptions from the Land Use Development Ordinance of the City of North Wildwood and the Municipal Land Use Law pursuant to N.J.S.A. 40:55D-70(c) or N.J.S.A. 40:55D-70(d) which may be required, including, but not limited to, building height, side yard setbacks, front yard setbacks, rear yard setbacks, setbacks to roof overhangs, building height, number of stories, building coverage, lot coverage, distance between structures, accessory structure setbacks, elevation of and distance to HVAC equipment, contiguous raised curb, fences, number, location or dimensions of parking at the Property in conjunction with the Residential Site Improvement Standards and curb cuts; and


4. The Applicant may also apply for such variance relief, exceptions, waivers, permits, approvals or licenses that are deemed necessary or appropriate by the Applicant or the Board, which may arise during the course of the hearing process.




The application is now on the calendar of the Board of the City of North Wildwood. The initial public hearing has been set for May 20, 2026 at 6:30 p.m. at City Hall located at 901 Atlantic Avenue, North Wildwood, Cape May County, New Jersey 08260. Any person affected by this application will have the opportunity to present any objections to the proposed development. All documents relating to this application may be inspected by the public Monday through Friday, during regular business hours in the Office of the Board Secretary located at 901 Atlantic Avenue, North Wildwood, Cape May County, New Jersey 08260.
