ZONING BOARD OF ADJUSTMENT
NOTICE OF HEARING


PLEASE TAKE NOTICE that the undersigned has filed an Application for Development with the Zoning Board of Adjustment of the Borough of Stone Harbor, New Jersey, requesting approval for variance relief which will permit me to renovate and enlarge the existing second floor over the existing structure, to construct a new front to the building which will include removal of the side steps on the west side of the building, and to construct an addition to the rear of the building which will comply with all of the setback requirements for the premises known as Block 105.03, Lot 114.02, 116 and 118, located at 270 106th Street. Variance relief is being sought from the following section(s) of the Borough’s ordinance: Section 560-14(B)(1), Table I: Lot Area, Front yard, and Side yard; Section 560-38(D)(1)(a)[1] front Steps; together with any and all other variances and/or waivers that the Board Engineer may identify in a review memorandum/letter or that may be deemed necessary by the Board at the time of the hearing.

A public hearing has been scheduled for May 4, 2026, at 6:00 p.m., in the Municipal Building at 9508 Second Avenue, Stone Harbor, New Jersey, at which time you may appear either in person or by attorney, and present any objection which you may have to the granting of this application. Letters will not be accepted in lieu of personal appearance at this hearing.


Public hearing on the above mentioned application has been scheduled for May 4, 2026, at 6:00 p.m. in the Municipal Building, 9508 Second Avenue, Stone Harbor, New Jersey at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard. Letters CANNOT be accepted in lieu of personal appearance at this hearing.

This Notice is sent to you by the Applicant by order of the Zoning Board of Adjustment in compliance with N.J.S.A. 40:55D-1, et seq.

All documents relating to this application may be inspected by the public at least ten (10) days prior to the hearing during regular business hours in the office of the Zoning Officer, Municipal Building, 9508 Second Avenue, Stone Harbor, New Jersey 08247.
