CITY OF WILDWOOD PLANNING/ZONING BOARD
NOTICE OF APPLICATION
PLEASE TAKE NOTICE that Rent Wildwood, LLC (the “Applicant”), has applied to the Planning and Zoning Board of Adjustment of the City of Wildwood, County of Cape May, State of New Jersey seeking preliminary and final site plan approval, minor subdivision approval, and associated variance relief relating to a certain property that it owns located at 4116-4118 Park Boulevard, Wildwood, New Jersey 08260, and also identified on the municipal tax map of the City of Wildwood as Block 124, Lots 11 & 12 (the “Property”). The Property is located in the R-2 Moderate Density Zoning District. The Property presently exists as a combination of vacant land and a dilapidated, uninhabitable multifamily residential structure. Through this application, the Applicant is seeking preliminary and final site plan approval to demolish the existing improvements on the Property, subdivide the Property to reconfigure the lots to front Roberts Avenue, and to construct a new two-family dwelling unit, or stacked duplex, on each of the newly subdivided, or reconfigured, lots. The proposed two-family dwelling unit for each lot is a permitted use in the R-2 zoning district. The Applicant is requesting variance relief pursuant to the New Jersey Municipal Land Use Law and Section 17-412(C) of the City of Wildwood Land Development Ordinance pertaining to minimum lot area, minimum lot frontage/width, minimum lot depth, minimum side yard setback, maximum building coverage, and maximum fence height in a front yard. The Applicant is further requesting a waiver from the requirement to submit a lighting plan and environmental impact statement. The Applicant also requests any and all additional variances, approvals, and/or waivers that the Board and/or its professionals may deem necessary at the time of the hearing on this application.
PLEASE TAKE FURTHER NOTICE that a Public Hearing will be held before the Planning/Zoning Board on this Application on Monday, November 9, 2026, at 6:00 PM in the Commissioners’ Meeting Room located on the second floor of City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey. If you have any comments regarding this Application, you have the right to attend the meeting and be heard. At least ten (10) days prior to the aforesaid date, the Application, as well as all supporting plans and documents, will be on file in the office of the Board Secretary at City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey and available for inspection during normal working hours on any weekday. This Notice is given pursuant to the provisions of N.J.S.A. 40:55D-1, et seq.
