CITY OF WILDWOOD ZONING BOARD OF ADJUSTMENT
NOTICE OF APPLICATION
PLEASE TAKE NOTICE that Wildwood 26th Ave LLC (the “Applicant”) has applied to the Zoning Board of Adjustment of the City of Wildwood, Cape May County, New Jersey, seeking minor site plan approval and variance relief respecting the property that it owns which is located at 402 E. 26th Avenue, Wildwood, New Jersey 08260 (Block 257, Lot 1). The Property is located in the Boardwalk Redevelopment (“BRZ”) Zoning District. The Property is presently situated as a restaurant establishment known as “Santucci’s Pizza” and the Applicant intends to continue to operate the existing restaurant establishment, while also adding a bar with alcoholic beverage service at the Property. The Applicant is requesting variance relief, pursuant to N.J.S.A. 40:55D-70(d)(1), and from the applicable provisions of the City of Wildwood Land Development Ordinance related to the Boardwalk Redevelopment Zoning District, in order permit a bar with alcoholic beverage service to be sited at the Property as such use is not permitted by right in the Boardwalk Redevelopment Zoning District. Additionally, the City of Wildwood Municipal Code imposes a condition that any alcoholic beverage service establishment in the City of Wildwood have at least 150 seats, which is not proposed through this application, therefore, Applicant seeks variance relief to operate a bar/restaurant with less than 150 seats. The Property also contains a number of pre-existing non-conforming conditions that the Applicant does not intend to exacerbate through this application. The Applicant also requests any, and all, other variances, approval, and/or waivers that the Board may deem necessary.
PLEASE TAKE FURTHER NOTICE that a Public Hearing will be held before the Planning/Zoning Board on this Application on October 15, 2026, at 6:00 PM in the Commissioners’ Meeting Room located on the second floor of City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey. If you have any comments regarding this Application, you have the right to attend the meeting and be heard. At least ten (10) days prior to the aforesaid date, the Application, as well as all supporting plans and documents, will be on file in the office of the Board Secretary at City Hall, 4400 New Jersey Avenue, Wildwood, New Jersey and available for inspection during normal working hours on any weekday. This Notice is given pursuant to the provisions of N.J.S.A. 40:55D-1, et seq.
