CITY OF NORTH WILDWOOD PLANNING BOARD
PUBLIC NOTICE
PLEASE TAKE NOTICE that Youschak Properties, LLC (the “Applicant”), has applied to the Planning Board of the City of North Wildwood, Cape May County, New Jersey, seeking preliminary and final major site plan approval, as well as both use and bulk variance relief respecting real property located at 1700-1710 Boardwalk, North Wildwood, New Jersey 08260 (Block 316.01, Lots 1, 2, 4, & 5). The Property is located in both the Oceanside (“OS”) Zoning District & Boardwalk Zoning District. The Applicant is requesting variance relief, pursuant to N.J.S.A. 40:55D-70(d)(1) & N.J.S.A. 40:55D-70(c)(2), and from the applicable provisions of the Land Development Ordinance of the City of North Wildwood, pertaining to permitted uses in the OS & Boardwalk Zoning Districts, minimum required side yard setbacks, and minimum required front yard setback. The Applicant is also proposing to better a pre-existing non-conforming condition related to maximum permitted lot coverage on the subject property. The above-referenced relief and approvals are requested in order to permit the Applicant to construct a two hundred (200) seat event facility that will be accessory to the existing Montego Bay Motel facility that exists on the subject property. The Applicant also requests any, and all, other variances, approvals, and/or waivers that the City of North Wildwood Planning Board may deem necessary at the time of the hearing on this application.
PLEASE TAKE FURTHER NOTICE that a Public Hearing will be held before the Planning/Zoning Board on this Application on Wednesday, July 15, 2026, at 6:30 PM in the Council Chamber of City Hall, 901 Atlantic Avenue, North Wildwood, New Jersey 08260, at which time you may either appear in person or by agent or attorney and present any objection which you may have to the granting of this appeal. Maps and documents, if any, relating to this application will be available for public inspection at least ten (10) days prior to the hearing in the office of the Secretary of the Board – 901 Atlantic Avenue, North Wildwood, New Jersey 08260, during normal business hours. This Notice is given pursuant to the provisions of N.J.S.A. 40:55D-11, et seq., and N.J.S.A. 40:55D-12, et seq., and is being published by order of the City of North Wildwood Zoning Board of Adjustment.
