NOTICE OF ACTIONS TAKEN BY BOARD
BOROUGH OF WOODBINE
LAND USE BOARD
TAKE NOTICE that, on the 13th day of May 2026, the Land Use Board of the Borough of Woodbine in the County of Cape May took the following actions:
The Board granted a “by right” minor three (3) lot subdivision of Block 65 Lot(s) 1, 2, & 3, also known as 413 Adams Avenue with no variances required. This relief is conditioned upon approval of the Board Engineer and the Board Solicitor based on the following:
The minor subdivision shall adhere to the plan of Subdivision prepared by Van Note-Harvey (a division of Pennoni), under the seal of Lewis H. Conley Jr., New Jersey Professional Land Surveyor, dated May 6, 2025. The Applicant shall comply with all conditions of the NJ Pinelands Commission Resolution No. PC4-25-24, adopted August 8, 2025, which conditions are incorporated in the resolution by reference, including the recording of a deed restriction for 0.512 acres of the proposed 1.18 acre vacant lot, and the removal of all commercial vehicles from the parcel. The subdivision shall not be recorded with the Cape May County Clerk’s Office until a written response is provided from NJDEP, through the Licenses Site Remediation Professional advising that the proposed three (3) lot subdivision is consistent with all applicable NJDEP site remediation regulations, as requested by the Pinelands Commission.
Furthermore, no subsequent additions, alterations or changes can be made without further review by the Board, and any other proposed development of the parcel shall require completion of an application with the Pinelands Commission and shall be governed by the Borough of Woodbine’s certified land use ordinance and the Pinelands Comprehensive Management Plan. The Applicant shall comply with all provisions of the Borough of Woodbine Zoning and Land Development Ordinance and any and all municipal, County, State, and/or Federal Laws or regulations relating or applicable to the proposed project. The Applicant shall comply with the recommendations and comments of the Board Professional, Lewis H. Conley Jr., P.L.S., P.P., which are incorporated in the resolution, and the agreements made at the hearing shall be followed by the Applicant. The Applicant agrees to comply with specific items not contained within this Decision and Resolution, but which were otherwise set forth in the record of the hearing, which are incorporated in the resolution though not set forth at length herein.
Resolution No. 3-6-2026 memorializing decisions of the Woodbine Land Use Board with respect to the above matter was adopted at the last regular meeting of said Board on June 10, 2026. This Resolution is filed in the office of the Municipal Clerk and is available for public inspection.
