LEGAL NOTICE

BOROUGH OF WILDWOOD CREST ZONING BOARD OF ADJUSTMENT

TAKE NOTICE that on Wednesday, May 6, 2026, at 5:00 PM, a hearing will be conducted before the Planning/Zoning Board of Adjustment of the Borough of Wildwood Crest at the Municipal Building, 6101 Pacific Avenue, Wildwood Crest, New Jersey 08260, on the application of 5611 New Jersey Ave. LLC, for variance relief pursuant to N.J.S.A. 40:55D-70(c)(2).
The property that is subject of this application is identified 5611 New Jersey Avenue, Wildwood Crest, New Jersey 08260, and as Block 12, Lots 21, 22, 23.02, and 24.02, on the Official Tax Map of the Borough of Wildwood Crest. The property is located in the B-1 Business Zoning District. It is the Applicant’s intention to develop a three (3) story mixed-use structure that contains commercial space on the ground floor and three (3) residential units on the upper floors. Off-street parking for the proposed residential units is also proposed on the ground level of the property. The specific variance relief that is sought by the Applicant through this application relates to minimum required rear yard setback, maximum permitted lot coverage, maximum permitted building height, and maximum number of signs.
In addition to the specific variance relief set forth above, the Applicant also requests any, and all, other variances, approvals, and/or waivers that the Board and/or Board professionals may deem necessary pertaining to this application at the time of the hearing.

The section citations and titles of the Borough ordinances for which relief is sought are as follows: Chapter 85-49 related to minimum required rear yard setback, maximum permitted lot coverage, and maximum permitted building height; and Chapter 85-97(D)(3) related to maximum number of signs permitted per façade.

All maps and documents relating to this application may be examined at the Zoning Board office at Municipal Building, 6101 Pacific Avenue, Wildwood Crest, New Jersey 08260, any weekday between 8:30 AM – 4:00 PM. Any interested party may appear at said hearing and participate therein in accordance with N.J.S.A.40:55-11.
